The accommodation planned for Kirra is as diverse as the people themselves.
There are a wide and diverse number of accommodation styles to suit the many personalities within the community and building techniques available.
Some of these include; Shipping Container Homes, including a partially buried bunker style home that can be used for emergency shelter during natural disasters, such as bush fires and extreme weather events. Although these are not a regular occurrence, they do indeed need to be considered and a safe haven offered to our community citizens.
We also have the typical earth bag homes. These are usually much smaller in size and designed to accommodate one or two people. They are quickly built and use nothing more than the materials available at the location. They are Eco-friendly and inexpensive to build. They do, however, require some fairly serious people power to get them built.
There are some more temporary accommodation styles, like raised platforms for large "glamping" style canvas tents which can be used by short-term visitors or as accommodation while a new community citizen's home is being built. There are also some caravan locations, either for BYO caravans or community provided caravans.
There are plans for some very quick to build natural timber and mud homes, typically in the style of Victorian England, the likes of Shakespeare's Globe Theater and period homes. These are a very simple timber skeleton with walls made from wattle and daub. An Eco-friendly and very rapid building technique, that is also intensely people powered, but due to the light weight materials and smaller volumes of material handling, easily built by older people and fewer people over time. The single largest difference is the use of modern materials for roofing, such as galvanised iron roofing, poly-carbonate roofing and other modern materials.
Once a new community citizen has been accepted into the community and attained a Full Membership status, they are then entitled to select a plot from the plots available below (in yellow) and nominate the type of home that they wish to build to suit their buy-in affordability and needs. For the most part, these are considered "forever" homes and will remain with the community citizen until they decide to depart the community or simply pass on to a better place.
Community housing is essentially free. Although a buy-in amount is payable for each community home by the home owner. This buy-in is refundable in full should the member decide to depart the community or the member dies. Once a member decides to leave, the next waiting new member will be offered the members home at the then current buy-in rate. From the buy-in paid by the new member, a full refund equal to the departing member's buy-in is paid to the departing member. This may not happen immediately, and may take up to 24 months to be finalised. No buy-in refund will exceed 24-months.
A new citizen joining the community whilst there are still vacant plots, may select the plot they wish from the (yellow) plots available. A new citizen joining the community where a vacant built home exists, will be offered that home, if it is suitable. This means that a 4-bedroom home, would be offered to a single new citizen, but if declined, and vacant plots existed, a new home built.
If there are no new plots, the home is first offered to the next citizen in line, if declined, then that new citizen is skipped for the next new citizen on the waiting list. This process continues, until a new citizen is found that is willing to pay the necessary buy-in for the existing home.
The Civic Centre (Kc) provides kitchen and bathing facilities, which are provided without cost to each person on the Kirra property. However, a citizen may request additional wet-areas for their home. These wet-areas increase the cost significantly, and are therefore optional.
Homes with additional bedrooms are all sized at (roughly) 3 m X 3 m in addition to the standard living areas denoted in the Studio option. This is to say that a 2 bedroom home, will have two bedrooms of (roughly) 3 m X 3 m plus the studio space depending on the wet-area selection. The exception to this is the 4 bedroom with en-suite option. The en-suite adds an additional 3 m x 2 m for the en-suite and the "Master" bedroom is 4 m X 3 m.
All the prices quoted on this page are valid until the end of the current financial year. All prices increase by 14.6% p.a.
A bond refund when a citizen departs is equal to the bond they paid, not the then current bond price.

All Buy-In prices and costs are fully payable by the member prior to moving in to the home or being accepted as a Community member.
Any member may request a larger plot. The plots are 1/4 acre and are available in increments of 1/4 acre. So a member may request a 1/2 acre plot, comprised on 2 adjoining 1/4 acre plots. A standard plot is 32m X 32m. Therefore a "street frontage" is 32m. Requesting a larger plot will mean that you may only select from the plots which can be expanded without adjusting a street frontage. e.g. Plots #1 - #5 and #15 - #17 as identified on the map above.
Adding additional plots will increase the community contribution of the member or members located at that plot. (See Community Contributions below)
All utilities have an on-cost which is borne by the community. As the community is based on a user pays model, so as not to burden the community with citizen requests, utilities are charged at the following rates.
* Water costs are only applicable to citizens who select or a housed in homes with wet-areas. The community space kitchen, and laundry facilities are provided without cost to all citizens. Electricity supply to amenities blocks used by a member is billed to each member each month at the rate published below.

Homes are heated with slow combustion stoves - wood from the property is free.
Each citizen of the community pays the Community Contribution at the rate of $74.40 per person per 1/4 acre plot per week. Citizens aged 5 and below are free to consume within the community, and youth citizens aged 5 - 16 years of age pay a community contribution of $40 per person (aged 5 - 16) per 1/4 acre plot per week.
All rates increase by 14.5% each year on July the 1st.
Each citizen may optionally choose to participate in the community for the betterment of the community and self. The required contribution is 20 hours per week per person and 5 hours per week for citizens aged 9 - 16 years of age.
The skill contribution keeps the community going. In return a completed weekly skill contribution will see the community feed that citizen within the community kitchen each week as payment for services rendered.
