If you're looking for your own patch of land without the community attachment, Kirra offers long and short-term fully serviced land rental options. Ideally for tiny homes and caravan owners looking for a tree change with security and other people around, but in a caring, quiet and peaceful environment. Renting land at a Kirra Community allows you to freely enjoy the land and space that you are renting but excludes access to all community member facilities, gardens, ponds, creeks, dams, lakes and any other resources, tools, buildings or facilities. You are always welcome to join us at a community BBQ or use any of the community BBQ areas that are not been used by someone else or within an occupied site. If your accommodation doesn't have toilet and bathing facilities, you might wish to enquire about using our community member's amenities blocks. Access to these needs to be negotiated and will become part of your rental agreement.

As with any rental arrangement you must pay your rent in advance and the terms of your agreement will be in writing using the appropriate Queensland Residential Tenancies Tribunal form. Water, Power, Internet and Sewerage connections are provided by the community through the community's own infrastructure. We don't charge a connection or disconnection fee. Both Power and Water are metered, and you will need to pay for what you consume. Unlimited High-Speed WiFi Internet connections are available for a monthly fee. Utilities are billed monthly on the first of the month for the month prior. All prices for Water, Power, Internet access increase 14.5% on the 1st of July each year in line with the established Association Governance Rules. Potable water delivered through Kirra infrastructure may not be used for plants or garden watering as it is a rare commodity and very precious. It is metered and limited to 100 litres per person per day through our infrastructure. You are encouraged to establish your own water catchment for any purposes other than basic household water use. Chemically treated "town water" can be organised by water carriers in the local area or collected by you, from the council stand-pipes, both of these options are very expensive, so you may wish to shop around or change your water use patterns to remain within the daily Kirra limit.
Your use of the land that you rent is governed by the Kirra Land Rent By-Laws. The Kirra Land Rent By-Laws form part of your rental agreement as "special terms". These deal with a broad range of things such as pets, rubbish, parking and vehicles, noise and disturbance, entry to Kirra Community Places and use of Kirra Property and how your plot must be maintained amongst other things.
All plots are 1000m2 (1/4 acre) and are 32m x 32m (approximately) in size. They are fully fenced with a rural style wire fence and are designed to keep your pets and wildlife apart and safe. Each individual plot is accessed through a 3000mm rural gate at the road side of your plot. Importantly, you may not keep any animals other than those described in the Kirra Land Rent By-Laws, which is 2 cats or 2 dogs or a cat and a dog, in any respect no more than 2 animals in total. Other animals like reptiles must be appropriately licensed where required. Animals like goldfish and avaried birds may be kept without issue, this excludes chickens, or any other fowl. You may establish gardens and other areas on your plot as you wish. You must do so with consideration to the length of your rental agreement or within the confines of the time you are planning on staying. This is essential as you are required to return the rented land back to the way it was at the time your rental agreement commenced when your agreement ends.
You may not use the land for any illegal purpose, and you must live on the rented land in the capacity of a full-time occupier. You must not grow illicit plants on the rented land such as canibis or tobacco, regardless of holding of a valid current canibis prescription or not.
There is no technical limit to the duration you may decide to stay as a land renter at a Kirra Community. You may choose to communicate with other community members as little or as much as you wish. You are always welcome to join in any public community event, or take part in any paid event within the community at the member rate, which will always be a saving over the published public rate.
If the community or a community member holds an event, you will be notified when and where it will be held, together with any impacts that might happen. We wont allow events that adversly effect your rented land, but additional foot traffic may make vehicle access more difficult considering pedestrian safety.
Power, water and sewerage are all part of the Kirra infrastructure, however you don't need to use these if you don't wish to. If you do choose to use them, the following will be useful.
The Community Generates, Captures and Stores all its own Power - there is a hard limit of 3,600 watts (15 Amps at 240v) peak draw at any given time per plot. Kirra Power is currently $0.4351 kWh - there is no connection fee and no daily supply charge. You may choose to setup your own solar system to capture and store your own power. We encourage you to do so, and can offer some free advice if that would help.
Fresh potable water is one of our most valued commodities, and delivered as part of our infrastructure, we capture, process, filter and pipe the water in our own infrastructure - there is a hard limit of 100 litres per person per day. You are encouraged to collect your own rainwater for gardening purposes. You can have water carried into your plot by one of the local water carriers. At the time of writing, it was approximately $450 for around 10,000 litres. This may have changed with the recent fuel price increase. Or you can collect and carry the water yourself (in something like an IBC tote) from the local council standpipe, at the time of writing this it was approximately $19.80 per 1,000 litres. Kirra Water is currently $11.21 per 1,000 litres - there is no connection fee and no supply fee.
Unlimited High-Speed Internet using Wi-Fi is available at $18.75 per month.
Waste water and sewerage collection point is available on each plot. There is no charge for this at all. However, the connection and disconnection must be done by a qualified community member.
You can only keep a limited number of pets on your plot (up to 2 domestic pets' cats or dogs)
The Kirra Land Rent By-Laws make up part of your rental agreement.
In the first instance, your rental agreement will be for a maximum period of 6-full months. If you wish to continue after that time and we wish for you to also continue, your agreement will continue to become a month to month agreement, unless you wish to establish a longer agreement.
You may only use your rented land for legitimate purposes as a full-time tenant.
All areas within the Community (except your rented land and access roads to your rented land) are reserved for Community Members only. These are not included as part of your rented land and this is documented in your rental agreement.

Access to community toilet and bathroom amenities may be made available at a nominated community facility if negotiated, where those facilities don't exist in your accommodation. Access if required will be documented in your rental agreement.
Rent for the remainder of the 2025-2026, and 2026-2027 financial year is $165 per week. This will go up to $188.92 per week on the 1st of July 2027.
There is no bond required to commence a rental agreement.
Ideally Kirra Community land rental is designed for tiny homes that are self contained, or caravan accommodations. In any respect you may not establish any permenant buildings unless the Community agrees before works are commenced. If you are granted this permission which will not be unreasonably withheld, you may be responsible for the disassembly at the end of your rental agreement.
You may create garden spaces on your rented plot to grow your own vegetables, flowers and herbs.
You may locate your accommodation in whatever location you choose on your rented plot. We ask that you are mindful of any neighbours, when doing so.
You may land a shipping container on your plot, provided it can be and is removed at the end of your rental agreement.
Our insurances will not extend to your person or possessions while occupying the rented land. You will need to insure your own possessions, Any first line of defence Bushfire supression system deployed by Kirra may or may not include your rented land. It will depend on the direction of the fire front, your plot's location and any established supression systems that have been installed and activated.
You are entitled for quiet and peaceful enjoyment of your rented land, and the community will respect that.
